Why Yard Drainage Fails in Northwest Florida
Pensacola receives an average of 65 inches of rain per year — nearly double the national average. Combine that with Florida's sandy soil, flat topography, and high water tables, and standing water becomes one of the most common property problems from Pensacola to Orange Beach.
Sandy soil drains fast when dry but compacts into a nearly impermeable layer when saturated. During summer thunderstorms that drop 2 to 4 inches in under an hour, the surface layer seals off and water pools in every low spot. Without a drainage system, this water has nowhere to go.
Standing water causes more than soggy shoes. It kills grass roots within 48 hours, attracts mosquitoes, erodes landscape beds, undermines paver installations, and can seep into foundations. A properly designed drainage system moves water off your property before damage starts.
French Drains
French drains cost between $25 and $50 per linear foot installed in the Pensacola area, depending on depth, pipe diameter, and soil conditions. A typical residential French drain runs 40 to 80 linear feet, putting most projects between $1,000 and $4,000.
A French drain is a gravel-filled trench with a perforated pipe that intercepts groundwater and redirects it to a discharge point — typically a storm drain, dry well, or low area of the property. We install 4-inch and 6-inch corrugated and smooth-wall pipes depending on the volume of water being managed.
Every French drain we install uses filter fabric to prevent sand and sediment from clogging the pipe. In Florida's sandy soil, this step is critical. Without it, pipes clog within 2 to 3 years and the entire system fails.
Catch Basins & Channel Drains
Catch basins collect surface water from specific low points and route it underground to a discharge location. They are ideal for driveways, patios, and areas where water pools after every rain event. Installation runs $300 to $800 per basin depending on size and tie-in complexity.
Channel drains (also called trench drains) are long, narrow grates installed flush with hardscape surfaces. We use them at the base of driveways, along patio edges, and where roofline runoff hits walkways. They intercept sheet flow before it reaches areas where standing water causes problems.
Both systems connect to underground PVC pipe networks that carry water to the discharge point. We size pipes and catch basins based on the contributing drainage area and expected rainfall intensity — not guesswork.
Grading & Downspout Extensions
Proper grading is the most overlooked drainage solution. The ground within 6 feet of your foundation should slope away at a minimum of 1 inch per foot. Many properties in the Pensacola area have settled over time, creating negative grades that direct water toward the house instead of away from it.
We regrade yards using a laser level to establish precise slope, then add or redistribute soil to create positive drainage away from structures. Regrading costs $1,500 to $4,000 depending on the area involved.
Downspout extensions are the simplest fix for concentrated roof runoff. Each downspout dumps roughly 600 gallons per inch of rainfall on a 1,000 square foot roof section. We extend downspouts underground with buried PVC pipe, routing water 10 to 15 feet from the foundation to a pop-up emitter or dry well.
